Please review our Application Procedures and Qualifications below, which outline the minimum criteria required for rental application approval. If you do not meet these qualifications, we may not be able to rent this unit to you.
ANIMAL POLICY
No pets are allowed. Reasonable accommodations will be made for medically required assistance animals.
APPLICATION FEE
A non-refundable $49.99 application fee paid via cashier’s check or money order must be presented with each rental application. This fee covers the cost of obtaining the necessary reports to process your rental application.
APPLICATION
To apply, potential tenants must tour the rental unit in person. Each person aged 18 or older who will live in the unit must submit a fully completed rental application in person, pay the non-refundable application fee, and complete the tenant screening process. All applicants must respond promptly to application-related emails as part of the application and tenant screening process. To be approved, applicants must meet the minimum qualification criteria. Applications containing false, misleading, or inaccurate information will be rejected. The application approval process includes, but is not limited to, contacting employers, current and previous landlords, reviewing public records, and any other sources deemed necessary by the Owner and/or Manager. A consumer report will also be used. If an application is denied or any adverse action is taken based on the consumer report, the applicant will receive the reporting agency’s contact details and can request a free copy of the report.
APPROVED APPLICANTS
Approved applicants must sign the lease and pay all move-in costs (first month’s rent and security deposit) via cashier’s check or money order within five calendar days of their approval for tenancy notification. Failure to do so may result in the Owner and/or Manager revoking the approval and offering the unit to another qualified applicant.
MOVE-IN REQUIREMENTS
Tenants will receive keys and be granted occupancy only after the lease and all other rental documents have been properly executed by all parties, all required payments (first month’s rent and security deposit) are received via cashier’s check or money order, tenant-paid utilities are established and active for the leased unit, proof of renter’s insurance with a minimum $300,000 in personal liability coverage is provided, and the lease term has begun.
MINIMUM QUALIFICATION CRITERIA
Each applicant must be at least 18 years of age.
Applicants must provide a current government issued photo ID. (No military or expired ID’s are accepted.)
The social security number provided must be valid and match the applicant's identity.
Applicants must be non-smokers, including electronic or vape products. This is a smoke-free property.
The applicant’s credit file must be accessible, with any credit freezes lifted.
Applicants must have a credit history that shows a consistent pattern of financial responsibility.
The applicant’s debt-to-income ratio must indicate they can afford the rent and other financial obligations.
Applicants must provide the past 5 years of residential history, including each landlord's contact information.
References received from all landlords must indicate a positive rental experience with the applicant.
The applicant's background must show a consistent pattern of responsibility, with no history of evictions, unresolved bankruptcy filings, unpaid judgments, or legal disputes with housing providers.
Applicants must provide proof of a consistent income with documentation that clearly shows their name.
All applicant income must come from a verifiable source; unverifiable income will not be considered.
The total gross monthly income of all household applicants must be at least 2.5 times the monthly rent.
The household must meet the income requirements independently, without requiring a cosigner.
The total number of occupants must comply with HUD standards for the property.
At the Owner and/or Manager’s discretion, compensating factors, such as an additional security deposit, may be considered to qualify applicants failing to meet the minimum qualifications. Submitting an application is preliminary only, in no way implies that a particular rental unit shall be available and in no way obligates the Owner and/or Manager to lease or deliver possession of the proposed premises to the applicant. Multiple applications may be taken by Owner and/or Manager for the same property and Owner and/or Manager may approve who they wish even if multiple applicants qualify. The Owner and/or Manager may withdraw an applicant's approval at any time prior to the full execution of a lease agreement for any reason. Residents must maintain renter’s insurance with $300,000 liability coverage, electricity, and trash service at their expense throughout tenancy. Any promotional discounts will be applied to the second month of tenancy. We are an equal housing opportunity provider.
